Can tenants hang pictures in a rental property?

As a tenant, personalising your living space is essential for creating a comfortable and inviting home.

One common question that I frequently get asked is, If you are allowed to hang pictures on the walls in a rental property?

In this post I will try to guide you on what tenants should consider before adding a personal touch to their living space

 

1, Review your Tenancy Agreement!

Before hanging any pictures, its crucial to thoroughly review your tenancy agreement.

Some Landlords may have specific rules regarding wall decorations, so its important to understand the guidelines set by your landlord or property management company.

Look for any clauses or restrictions that address modifications to the property or require prior consent for hanging pictures.

 

2, Seek permission

If your tenancy agreement does not explicitly mention hanging pictures, its best to seek permission from your Landlord or Property Manager. Communicating your intentions and discussing any guidelines they may have can help prevent misunderstandings or potential conflicts in the future.

Obtaining written consent is ALWAYS advisable, as it provides clarity and serves as a reference for all parties, in case of disputes.

 

3, Consider Non Damaging Options:

Landlords often have concerns about potential damage caused by hanging pictures, sich as holes in the walls. TO address these concerns, explore non-damaging options for hanging artwork or photographs. Products like removable adhesive hooks, picture hanging strips, or tension rods can provide secure support without leaving permanent marks or causing damage to the walls.

 

4, Document the condition:

Before hanging any pictures, it’s a good practice to document the condition of the walls and any existing damage. Taking photographs or videos of the properties condition upon move in can help ensure that you are not held responsible for pre existing conditions. On all rentals via Bruce and Simpson Property Management Ltd a “Inventory” will have been drawn up for the tenant and landlord to both sign and agree on the condition of the property on the day of handover.

This documentation can serve as evidence if any disputes arise concerning damage caused by hanging pictures.

 

5, Patching and Repair:

If your Tenancy Agreement allows you to hang pictures, its important to take responsibility for any damage caused. When its time to move out, remove all picture hangers carefully and patch the holes using appropriate methods. Consult your Landlord or Property Manager for guidance of the preferred method of wall repair to ensure a smooth transaction during move out. Again, best to confirm this via a traceable form of communication such as email, text or whats app.

So in conclusion as a Tenant, you have the right to create a space that feels like home.

Whilst rules and regulations regarding hanging pictures may vary, its crucial to communicate with your Landlord or Property Manager to understand the guidelines.

Seek permission, explore non damaging options, and take responsibility for any repairs when you move out.
